The farm has an area of ​​around 15 ha (which can go up to 17 or 20 ha) with a buildability index of 0.10. Around 10% of the property is part of the Corroios Ecological Reserve and 95% is integrated into Seixal Bay. Given its "UNIQUE" location and the history of the place, a BioEco Resort should be implemented with a hotel, accommodation and marina.
Some of the accommodations should have a "tree house". In line with the "Seixal PDM", the "European Green Deal", the "2027 Tourism Strategy" and the philosophy of "Loving the Planet", it should be inclusive and self-sufficient in energy and production of some foods. Taking advantage of the property's trees and bushes, there should be an industrial-craft department for the manufacture of various drinks, food and cleaning and personal hygiene products, for internal consumption, as well as wine and olive oil for the same purpose.
